The median sale price is down year over year, with the Entire MLS at $350,000 (-2.8%) and Collin County at $490,000 (-4.2%), indicating modest price adjustments for typical homes, rather than a sharp decline in values.
Days on market have increased, averaging 47 days across the Entire MLS (+14.6%) and 49 days in Collin County (+22.5%), suggesting that buyers are taking more time to make decisions and are being more selective.
Months of inventory are higher than last year, coming in at 4.2 months for the Entire MLS (+5.0%) and 3.4 months in Collin County (+17.2%). This shift reflects more balanced market conditions, with buyers having additional choices while sellers face more competition.
Closed sales are down year over year, with 6,284 sales across the Entire MLS (-4.6%) and 755 sales in Collin County (-6.3%), confirming slightly reduced buyer activity compared to the same time last year.
Finally, the list-to-sale price ratio has softened, with homes selling at 93.1% of list price across the Entire MLS (-1.0%) and 93.5% in Collin County (-1.2%), reinforcing that negotiation is playing a larger role in today’s market.
