About Melissa, TX

  • What Does Melissa Actually Feel Like?

Melissa feels like a city in the middle of becoming something much bigger.

You can still find the older center of town, established neighborhoods, local schools, and stretches of open land. But those now sit alongside large newer communities, active construction, expanding commercial areas, sports facilities, and roads being improved for a growing population.

The experience changes depending on where you live.

A home closer to the original part of town may feel more established and connected to District 46. A newer neighborhood near SH 121 or U.S. 75 may put newer shopping and regional roads closer to you. Farther out, you may find newer subdivisions or larger properties where much of the surrounding land has not yet been developed. [5]

That is why I would not choose Melissa simply because you're looking for something “newer and quieter than McKinney.”

Those words may describe the idea of Melissa better than the particular house.

Choose the neighborhood, route out of it, amount of nearby construction, and stage of development that actually fit your life.

  • What Do Residents Actually Do Here?

Melissa has added substantial recreation and everyday convenience in a relatively short period of time.

Melissa Lake Park is one of the city's major gathering places, with a 10-acre stocked lake, walking trails, fishing, playgrounds, pavilions, splash pad, kayak launch, amphitheater, and open lawn. Phase II officially opened in May 2026. [1]

Ford Sports Village at The Z-Plex is another significant part of local life, especially for households involved in youth or competitive sports. The complex includes baseball, softball and soccer fields, tennis courts, a playground, and sports-training businesses. [1]

The Melissa Public Library provides programs and resources for different ages, while City events and recreation programming add more ways to stay local. [1]

    Trails require a little context.

Melissa has a planned 41-mile hike-and-bike trail system, but that does not mean 41 continuous miles are available to use today. Portions have been built while the larger network remains a long-term plan. [1]

Everyday errands have become easier too.

H-E-B is now open in Melissa, and additional restaurants, services, and retail continue filling in around U.S. 75, SH 121, Buc-ee's Boulevard, and other commercial areas. [1]

Melissa still does not offer the depth of dining, entertainment, and shopping found farther south.

But the number of things you need to leave town for keeps shrinking.

  • What Kinds of Homes and Neighborhoods Will I Find?

Melissa's housing reflects several different stages of suburban growth.

You may find older resales, established subdivisions, large master-planned communities, active builder neighborhoods, townhomes, larger residential lots, occasional acreage, and now a meaningful build-to-rent component.

One distinction matters when comparing communities: Established does not mean the same thing as actively building.

    Liberty

Liberty is a 535-acre master-planned community with 1,855 homes and extensive neighborhood amenities.

Hillwood says its final new-construction homes sold in 2024, so buyers there are now primarily entering a resale community rather than competing directly with ongoing builder inventory. [2]

    Milrany Ranch

Milrany Ranch, by contrast, continues to market homes through active builders while offering a clubhouse, pool, playground, trails, parks, and green space. [2]

That difference matters when you eventually sell.

In an active builder community, your future buyer may be comparing your house with something brand-new offering a lower rate, closing-cost assistance, warranties, or finish selections.

Your resale may have advantages too: fencing, landscaping, window coverings, appliances, storage, and improvements that the new-home buyer would need to pay for after closing.

    Wolf Creek Farms

Melissa's housing mix is also becoming more diverse.

Wolf Creek Farms added a large build-to-rent community near Collin Street and Throckmorton Road. The project includes 343 single-family rental units with community amenities such as a clubhouse, fitness center, pool, and private-yard style housing. [2]

The project celebrated its grand opening in October 2025.

This matters because Melissa is no longer growing only through traditional owner-occupied subdivisions.

Large-scale rental communities can add another housing option, but they also change the housing mix, traffic patterns, and surrounding development around nearby properties.

Don't compare the builder's advertised price with the resale list price. Compare what you will actually own, what it will cost to get there, and what your future competition may look like.

  • What Would I Check Before Buying the Property?

    Check the Complete Ownership Cost

Melissa uses Public Improvement Districts, or PIDs, in certain developments. A PID funds qualifying improvements through assessments charged only to property inside that district, and those assessments are separate from ordinary City property taxes and HOA dues. [3]

Melissa's current PID information includes Vineyard Hills Estates, with its own service and assessment documents. [3]

That does not mean every newer Melissa property has a PID.

It means I would never assume one doesn't.

For the exact lot, verify the tax rate, HOA dues, PID or other special-district assessment, utilities, insurance, and other recurring ownership costs before relying on a builder's estimated monthly payment.

    Verify the School Assignment

Schools require the same address-specific approach.

Melissa ISD continues experiencing significant enrollment growth. The district reported serving more than 8,600 students in 2026 and projected enrollment above 9,300 by 2027. [3]

In August 2026, the district opened Cardinal Renaissance Academy, its sixth elementary school. [3]

The campus was created by renovating the former Sixth Grade Center and uses a project-based instructional model.

The important buyer takeaway is not simply that a new school opened.

It is that rapid growth can continue changing facilities, attendance boundaries, transportation, and campus assignments.

Melissa ISD directs families to verify current enrollment and zoning information directly. [3]

An MLS school field is not enough.

    Acreage Requires Different Research

Larger lots and acreage require different research: water provider, sewer or septic, road maintenance, easements, drainage, restrictions, and whether the animals, shop, additional dwelling, business use, or other improvement you have in mind is actually allowed.

    Then look next door.

Open land you don't own is borrowed privacy.

Melissa's zoning, comprehensive-plan resources, development-review information, and pending zoning cases can help identify what may eventually happen around a property. [3]

If the field behind the house is part of what you're paying for, research it before assigning value to the view.

  • How Will I Get Around, Commute, and Handle Everyday Errands?

Most Melissa households will depend heavily on driving.

U.S. 75 is the primary north-south route toward McKinney, Allen, Plano, and Dallas to the south and Anna, Van Alstyne, Sherman, and Denison to the north.

SH 121 is another important regional corridor, while SH 5, Melissa Road, Milrany Lane, Throckmorton Road, and other local roads matter differently depending on the neighborhood.

Do not judge a Melissa commute by the distance between Melissa and McKinney.

    Judge it from the driveway.

A subdivision can appear close to U.S. 75 while still requiring several minutes of neighborhood roads, school traffic, signals, and local arterials before the regional portion of the drive even begins.

Road construction is also part of Melissa's current growth.

The City maintains a road-construction hub covering City projects, Collin County projects, U.S. 75, SH 121, and other TxDOT work. [4]

I would drive from the actual property to work, school, groceries, medical care, and the places you use regularly at the times you normally travel.

A quiet Saturday showing tells you very little about Tuesday morning.

  • What Is Changing in Melissa That I Should Understand Before Buying?

Melissa is now investing in the parts of city life that have to catch up when housing grows quickly:

Downtown, schools, recreation, transportation, retail, and commercial services.

    District 46

District 46 is Melissa's evolving Downtown district.

The long-term vision is a more walkable and recognizable center with improved streets, sidewalks, landscaping, gathering areas, signage, businesses, and events. [5]

Some of that work has moved beyond planning.

The City awarded the construction contract for improvements to Harrison Street, Cooper Street, and Red River Street in June 2026.

The current City schedule shows construction beginning in 2026 with substantial completion targeted for fall 2027, weather permitting. [5]

    That is meaningful progress.

It does not make District 46 a finished restaurant and entertainment district today.

    Melissa Gateway Village

There is also private development occurring within the Downtown story.

Melissa Gateway Village is being developed near Harrison Street and SH 5 as an approximately 55,000-square-foot commercial and mixed-use project.

City information identifies planned retail and restaurant space along with businesses including Ace Hardware and Hope Coffee, plus a two-story office component. [5]

That is important because District 46 is not simply a City streetscape project.

Private businesses and commercial buildings are beginning to fill in alongside the public improvements.

For a nearby buyer, that can mean greater convenience and a stronger Downtown identity over time.

It can also mean construction, additional activity, parking changes, and a different environment than the older Downtown streets had previously.

Downtown redevelopment is real—but it is still developing.

    Parks and Recreation

Melissa adopted its Melissa in Motion Parks, Recreation, and Open Space Master Plan in May 2026 to guide future parks, trails, recreation facilities, open space, and investment. [5]

Again, a master plan is direction—not an inventory of amenities available today.

The proposed Melissa Athletic Center at The Z-Plex is a useful example.

The City solicited qualifications for a Construction Manager at Risk in 2026 for the new facility. [5]

That means the project has progressed into a formal development and procurement process.

It does not mean the facility is open today.

Existing amenities deserve more weight in your purchase decision than planned amenities.

    Melissa ISD Growth

The school district is growing alongside the city.

Cardinal Renaissance Academy opened in August 2026 as Melissa ISD's sixth elementary school, and the district has also adjusted transportation and school schedules as enrollment continues climbing. [3]

The district's own planning describes rapid enrollment growth as a major operational issue.

For buyers, this reinforces an important distinction:

A highly regarded school district can still be a rapidly changing school district.

Verify today's campus assignment rather than buying based on what a neighborhood was zoned to several years ago.

    Collin County Outer Loop

The Collin County Outer Loop deserves more explanation than simply saying another highway is coming.

The ultimate plan is a roughly 55-mile multimodal corridor across northern and eastern Collin County. [6]

Near Melissa, part of it already exists.

Segment 1 between U.S. 75 and SH 121 has a completed two-lane roadway. Collin County says that roadway is intended to function as the future westbound service road of the eventual freeway, while schematic design continues for the larger facility. [6]

Farther east, Segment 5 from SH 121 toward U.S. 380 is at a different stage. The County is refining a previously identified alignment and developing right-of-way mapping. [6]

Those are very different levels of certainty.

An existing two-lane road, an alignment under refinement, and a completed future freeway are not interchangeable.

If you're looking at a home or land near northern or eastern Melissa, pull up the current County maps rather than accepting the phrase: “The Outer Loop is coming.”

Commercial Growth Around U.S. 75 and SH 121

H-E-B and Buc-ee's are the most visible examples, but commercial growth is continuing around Melissa's major corridors.

Current 2026 construction filings show additional retail buildings underway or planned around Buc-ee's Boulevard, McKinney Street, Washington Drive, Willow Grove Way, and other sites. [7]

Most of these individual buildings are not significant enough to list on a buyer page one by one.

Taken together, however, they illustrate something important:

Melissa's retail footprint is continuing to fill in.

That means residents may have more restaurants, shopping, and services close to home.

It also means sites that are vacant today should not automatically be treated as permanent open space.

  • Who Is Likely to Love Living Here—and Who May Be Happier Somewhere Else?

Melissa may fit you well if you want newer housing choices, established and developing master-planned communities, parks, major sports facilities, growing everyday conveniences, and U.S. 75 access without moving into a more built-out suburb farther south.

It can also work well if you are comfortable owning in a city where roads, commercial areas, neighborhoods, parks, and schools are still adapting to rapid growth.

I would compare other communities if you want a mature Downtown and entertainment district today, widespread walkability, mostly established neighborhoods, minimal builder competition, or greater certainty about what surrounds the property.

Melissa's growth can absolutely create opportunity.

But the house should not need a future highway, future restaurant district, future park, or future appreciation story to justify what you're paying today.

Buy the Melissa property that works with today's payment, commute, amenities, school assignment, and surroundings. Let the growth become the upside rather than the excuse.

Melissa Real Estate Market & Home Search

Current Real Estate Market Highlights

What the Market Numbers
Can—and Can’t—Tell You

Active Listings show how much buyers have to choose from, but not whether those homes are truly comparable or desirable.

Pending Sales give us a more current look at buyer activity, but the final price and terms are not known until those transactions close.

Closed Sales show what actually made it to closing, but they look backward and may not reflect a market that is already changing.

Days on Market shows how quickly homes are finding buyers, but not why one sold quickly while another sat. Was it price, condition, location, presentation, or stronger competition?

Months of Inventory helps measure supply versus demand, but the balance can look very different from one neighborhood, price range, or property type to another.

List-to-Sale % shows how closely homes are selling to asking price—but how useful is that percentage if the asking price was unrealistic to begin with?

Looked at together, these numbers can help reveal whether inventory is building, buyer activity is changing, homes are taking longer to sell, or negotiating room may be shifting.

But they still cannot answer the questions that matter most to an individual decision:

Is this home priced correctly? Is it a good value? Does the broader market trend even apply to this property?

The takeaway is simple: use market statistics to understand the bigger picture, then narrow the comparison before using them to price a home, evaluate a listing, or negotiate an offer.

Want to know what the broader numbers may mean for a particular property? Cindy’s team can take a closer look.

Want to know what’s happening beyond the city limits?

Our monthly North Texas market update takes a deeper look at buyer activity, inventory, pending sales, and days on market across Collin, Denton, and Grayson counties—and breaks the numbers down by price range so you can see where the market is actually tightening or slowing.

What Could Your Home Really Sell For? — Comparative Market Analysis (CMA)

An online estimate gives you a number. A CMA helps test whether that number makes sense for your actual home.

We compare your property with the homes buyers are realistically choosing between, looking at condition, updates, lot, layout, location, school assignment, current competition, and recent sales—not just square footage and ZIP code.

That can help you price more realistically, estimate proceeds, and decide whether repairs or improvements are worth making before you spend the money.

Sometimes the answer is to list now. Sometimes it is to prepare differently. And sometimes it may make more sense to wait.

See More Than the Public Listing—Custom Home Search

Public real estate sites show you the consumer-facing listing. We may be able to see additional MLS information and documents provided to agents, including disclosures, surveys, HOA documents, exclusions, offer instructions, pricing history, and agent remarks.

We build your search around what actually matters to you, then help investigate the properties that stand out—including questions that may not be obvious from the photos or description.

And through Keller Williams and agent relationships, we may also hear about coming-soon or other opportunities that are not yet broadly visible to the public.

The value is not another stream of listings. It is better information about which homes deserve your time.

Learn the Market Before You Need to Move—Neighborhood Market Watch

A Neighborhood Market Watch lets you follow the homes and market segment that matter to you before you are under pressure to make a decision.

For sellers, we can watch how comparable homes are pricing, selling, reducing, and responding to renovations. For buyers, we can track what your budget actually buys, which homes move quickly, and which features appear to command a premium.

Over time, you begin to recognize what is normal—and what is not.

That perspective can help you spot a strong opportunity, question an apparent bargain, or decide whether preparing, buying, selling, or waiting makes the most sense.

Melissa vs. Nearby Cities:
Which One Fits You Best?

Do you want more city around you—or a smaller community where neighborhoods, parks, sports, and local events play a bigger role?

McKinney gives you more established choices outside the house: Historic Downtown, restaurants, healthcare, shopping, events, recreation, and neighborhoods that can feel very different depending on where you live.

Melissa offers a smaller, newer suburban environment where much of daily life can revolve around neighborhoods, schools, parks, sports, and community activities.

If a newer Melissa home is what pulls you north, ask yourself: Will you build a new routine around Melissa—or keep driving back to McKinney for the life you already have?

If the house is the main reason for the move, make sure the location still works after the new-home excitement wears off.

How far north do you actually want your life to move?

Melissa and Anna can offer similar newer-home and growing-community choices, so the better comparison may be where your household spends its time.

Melissa keeps you closer to McKinney and SH 121. Anna moves you farther north toward Van Alstyne and Sherman.

That difference may seem small on a map but feel much larger when it becomes part of school runs, workdays, appointments, sports, dinners, and weekend errands.

If the homes are equally appealing, which address puts you closer to the trips you will make over and over again?

This is one comparison where I would drive both routes at the times you actually expect to use them before letting a floor plan make the decision.

Do you genuinely want small-town living—or do you mainly want more space and fewer people around you?

Van Alstyne still has a more traditional small-town scale and downtown identity, even as development continues to move north.

Melissa feels more suburban, with newer neighborhoods, growing recreation, community events, and easier access back toward McKinney.

Small-town living can be appealing, but it also changes the practical side of your week.

Would fewer nearby conveniences feel peaceful—or would you eventually get tired of driving farther for the things your household uses regularly?

And if Van Alstyne's current size is part of the attraction, do not assume today's surroundings are permanent. Buy because the property works for you even as the area changes.

Which side of Collin County actually fits the way you live?

Melissa naturally connects you toward U.S. 75, SH 121, McKinney, and destinations farther west.

Princeton puts you on the U.S. 380 side of the county, with easier access toward east McKinney, Farmersville, and Lake Lavon. If boating, fishing, or time near the lake would genuinely become part of your routine, that can add another lifestyle difference.

But don't choose based on a map pin.

If work, school, friends, and activities keep pulling you west, will Princeton's location become frustrating? Or does the east side of Collin County actually put you closer to the life you want?

With either city, pay close attention to the roads you will depend on and what is being built around the specific property. In a fast-growing area, access can matter just as much as the house itself.
