About Prosper, TX

  • What Does Prosper Actually Feel Like?

Prosper has the name of a small town, but much of today's Prosper feels very different.

Western Prosper is shaped by the Dallas North Tollway, U.S. 380, and large master-planned communities such as Windsong Ranch and Star Trail.

Central Prosper revolves more around Preston Road, Town Hall, Downtown, parks, schools, and established neighborhoods.

Farther east, newer development and remaining open land create another version of the town. [1][2]

That variety gives buyers real choices: amenity-heavy neighborhoods, established subdivisions, golf-oriented properties, larger custom homes, newer construction, and some remaining acreage.

It also means you can pay a substantial premium for a Prosper address and still end up with the wrong Prosper lifestyle.

I would decide what you actually value—lot size, amenities, Tollway access, lower recurring costs, a more settled neighborhood, or future growth—before letting the house make that decision for you.

  • What Do Residents Actually Do Here?

Prosper's lifestyle leans heavily on parks, trails, sports, neighborhood amenities, community events, and increasingly convenient shopping and dining.

The Town reports 634 acres of parks and open space and 61 developed miles of hike-and-bike trails. [1]

Frontier Park remains one of the major recreation hubs, with sports fields, trails, a playground, splash pad, pond, and other facilities. [1]

Prosper also added another major recreation asset in 2026.

    Raymond Community Park

Raymond Community Park encompasses approximately 70 acres at First Street and Coit Road. [1]

The park includes tennis and pickleball courts, a playground, hike-and-bike trail, parking, restrooms, landscaping, and a larger sports complex.

The Town held its ribbon-cutting ceremony in February 2026.

However, current Town information notes that portions of the park remain in the construction close-out process and some athletic fields may remain unavailable while turf establishes. [1]

    That distinction matters.

The park is real and partially usable now, but not every planned component should automatically be treated as fully available.

Downtown provides a different kind of community space.

The Downtown Plaza was completed in late 2025, and the Town continues investing in parking, monumentation, streetscape identity, events, and future redevelopment. [1]

Some master-planned neighborhoods provide much more inside the community itself.

Windsong Ranch includes extensive trails, parks, pools, sports facilities, community programming, and its resident lagoon.

Star Trail has its own pools, trails, sports courts, parks, and gathering spaces.

Gentle Creek provides another lifestyle built more around golf. [2]

Those amenities can be worth paying for if they become part of your routine.

If you rarely use them, however, a beautiful amenity center can become something you admire twice a year while paying for it every month.

Don't ask how many amenities the neighborhood has. Ask how many you will actually use.

  • What Kinds of Homes Will I Find?

Prosper is known for newer and larger homes, but there is meaningful variety.

Buyers can find established subdivisions, newer master-planned communities, custom and luxury homes, golf-course properties, estate-sized lots, townhomes, villas, and some remaining acreage.

In communities such as Windsong Ranch or Star Trail, you are buying more than a house.

The HOA, amenities, common areas, lot configuration, neighborhood programming, taxes, and remaining development all become part of the ownership experience. [2]

An established neighborhood may offer mature landscaping, less construction, and a clearer picture of what will surround you.

With new construction, I would look beyond the model home to:

    builder quality,

    drainage,

    lot placement,

    HOA costs,

    taxes,

    insurance,

    remaining phases,

    and eventual resale competition.

If builders are still selling when you need to move, your resale could compete with brand-new homes offering incentives, warranties, closing-cost assistance, or rate buydowns.

On the other hand, a resale may already include fencing, landscaping, window coverings, appliances, and upgrades that would come out of your pocket after buying new.

The meaningful price is what it costs to own the finished property—not the number printed on the builder's sign.

  • What Tradeoffs Could Affect the Property Itself?

    Verify the Complete Ownership Cost

Prosper spans Collin and Denton counties, and the exact property can also differ by Town-limit status, utilities, HOA structure, school district, and other taxing entities. [3]

Those differences show up in real dollars.

For example, Star Trail's 2026 information lists different total tax rates for its Collin and Denton County sections and states that residents receive Town water without MUD or PID fees. [2]

That is useful information about Star Trail.

It tells you nothing about the next Prosper neighborhood.

    For the exact lot, verify:

    property-tax entities,

    HOA dues,

PID, MUD, or other special-district assessments if applicable,

    utilities,

    insurance,

    and other recurring ownership costs.

Do not compare monthly payments using assumptions from a neighboring community.

    Verify the School Assignment

Schools require the same address-specific approach.

Prosper ISD continues to open campuses and adjust attendance boundaries as enrollment changes. [3]

Jim Bridges Middle School opened for the 2026–27 school year on the district's east side, and its opening required new middle-school attendance boundaries. The district has also delayed the opening of Watkins Middle School until 2027. [3]

That is a good example of why today's assignment should be verified rather than assumed from an older listing or neighborhood brochure.

Windsong Ranch Has an Additional School-District Issue

A portion of Windsong Ranch—approximately 220 acres—lies geographically within Denton ISD, even though students in that area have been attending Prosper ISD under an existing arrangement. [3]

Residents petitioned to detach that property from Denton ISD and annex it into Prosper ISD.

Denton ISD voted against the petition in December 2025.

    Prosper ISD voted in favor.

Because the districts reached opposite decisions, the matter advanced to the state for a final determination. Town information in 2026 continued to describe that decision as pending. [3]

So do not simplify that area into:

“It's Windsong, so it's Prosper ISD.”

For the exact property, verify the current district boundary, enrollment arrangement, tax jurisdiction, and status of the annexation matter.

    Look Beyond the Back Fence

Prosper still contains enough undeveloped land that an open view can feel more permanent than it really is.

The Town provides zoning, Future Land Use, Planned Development, annexation, ETJ, thoroughfare, and utility maps that can help research nearby tracts. [3]

If the open field is part of what you're paying for, find out what is already approved for it.

  • How Will I Get Around, Commute and Handle Errands?

Prosper is primarily a driving community, and where you live within town matters.

The Dallas North Tollway is particularly important on the western side and provides a direct route toward Frisco, Plano, Addison, and Dallas.

    Convenience comes with a cost:

    it is a toll road.

If you expect to use it every workday, calculate the toll expense along with travel time rather than treating it as an invisible cost of the location.

U.S. 380 is the other major regional corridor.

Preston Road, Frontier Parkway, Prosper Trail, Coit Road, Custer Road, Legacy Drive, Teel Parkway, and FM 1385 matter differently depending on the neighborhood.

    Mileage alone can be misleading.

A house may look close to the Tollway but require several minutes on neighborhood and arterial roads before you reach it.

Another may sit near U.S. 380 and put you directly into one of the area's busiest corridors whenever you leave.

    The Tollway Is Still Changing

The Dallas North Tollway Phase 4A extension from U.S. 380 to FM 428 remains under construction. [4]

NTTA currently lists the opening target as late 2027.

Phase 4B farther north remains in development with no established opening date. [4]

Future access may be a meaningful benefit.

But buyers between U.S. 380 and northern Prosper/Celina are living through the construction and changing road network before that full benefit arrives.

    Other Road Projects Matter Too

Prosper's growth is not limited to the Tollway.

Current Town and County project information includes work on Coit Road, Frontier Parkway, U.S. 380, FM 1385, Custer Road, and other major corridors. [4]

For example, Collin County's current project reporting shows active construction on Coit Road and several Coit Road intersection improvements in the Prosper area. [4]

The exact road project that matters depends on the house.

Drive from the actual property during the times you normally travel.

A premium for “Tollway access” only makes sense if that access actually saves you enough time to justify the tolls, traffic, and location.

  • What Is Changing That I Should Understand Before Buying?

Prosper still has enough active construction and undeveloped land that buyers should think about both today's property and tomorrow's surroundings.

Several different growth stories are happening at once.

    Dallas North Tollway Corridor

The Tollway extension itself is only part of the story.

In 2026, Prosper adopted new Dallas North Tollway District Development Standards intended to create a more coordinated vision for future development along the corridor. [5]

The standards divide the corridor into subdistricts with different expectations for combinations of commercial, office, retail, entertainment, mixed-use, and residential development. [5]

That is important for buyers because some of the largest remaining development opportunities in Prosper sit along or near the Tollway.

But zoning and development standards are still not construction.

They tell you what the Town is willing to allow and encourage—not exactly what will be built or when.

    Downtown Prosper

Downtown itself is moving forward in stages.

    The Downtown Plaza is complete.

The Town's FY 2026–27 budget says the first phase of Downtown monumentation is expected to be completed in 2026, additional parking is being added, and planning is underway for the next stage of Downtown development. [1]

Prosper voters also approved $2.3 million in Downtown improvements in the 2025 bond election for projects including silos, parking, signage, entryway landmarks, land acquisition, drainage improvements, and sidewalks. [5]

    That is real investment.

It still does not make Downtown a mature restaurant and entertainment district today.

Existing Downtown businesses and public spaces deserve more weight than what appears in the long-term master plan.

    2025 Street Bond

Prosper voters also approved $92.8 million for street improvements in 2025. [4]

The authorization covers roads, sidewalks, intersections, pedestrian improvements, lighting, traffic signals, drainage, and related infrastructure.

Those projects are intended to roll out over several years—not appear all at once. [4]

    So when someone says:

“Prosper passed almost $93 million for roads,”

    the next question should be:

    “Which road, and when?”

    Bella Prosper

One major development that moved forward in 2026 is Bella Prosper, south of First Street near Legacy Drive. [5]

Town Council approved the Planned Development zoning in June 2026 for approximately 60 acres.

The revised concept eliminated multifamily housing and calls for a mixture of retail, restaurants, townhomes, offices, childcare, a hotel, public spaces, and recreation. [5]

The developer described an approximately $240 million investment.

    But the timeline matters.

Applicant materials reported design work continuing into 2027 and construction occurring in later phases beginning afterward. [5]

So Bella Prosper is more than an unapproved concept.

It is also not a finished mixed-use destination today.

    Prosper Arts District

The Prosper Arts District is another project worth knowing about because of its scale and Tollway location.

Prosper approved the Planned Development zoning in 2024 for the property near Prosper Trail and Dallas Parkway. [5]

The concept includes retail, offices, hotels, multifamily housing, public art, gathering areas, and other mixed-use elements.

Earlier development plans described an investment of roughly $300 million.

However, the project has experienced schedule changes, and prior anticipated groundbreaking dates have moved. [6]

For that reason, I would treat the Arts District as:

approved development framework with significant future potential—not an amenity buyers can count on using today.

Prosper's Commercial Growth Is Becoming More Substantial

Prosper is also continuing to fill in around major commercial corridors.

The Town's current development records show new commercial projects and expansions around Gates of Prosper, Prosper Center, the Tollway, Preston Road, and U.S. 380. [5]

Large retailers and medical providers are already operating, while additional restaurants, retail buildings, offices, and service businesses continue to arrive.

That gives buyers more everyday convenience.

It also makes it less reasonable to assume today's vacant commercial tract will remain quiet or empty.

Open, Approved, Under Construction, and Proposed Are Different Things

That distinction matters especially in Prosper.

    A property may be near:

    an existing amenity,

    an approved Planned Development,

    an active construction project,

    a future road,

    or a conceptual rendering.

Those are not the same thing.

I would not pay today's premium for tomorrow's rendering—or today's open view—without researching what is actually open, approved, under construction, and still only proposed.

  • Who Is Likely to Love Living Here—and Who May Be Happier Somewhere Else?

Prosper may fit you well if you want newer or larger homes, master-planned amenities, parks and trails, golf, expanding shopping and dining, growing medical services, and access to major north-DFW employment areas.

It also gives buyers meaningful choices between highly amenitized communities, more established neighborhoods, golf-oriented settings, and properties where the home or lot itself matters more than the neighborhood clubhouse.

I would compare other cities if you want a mature walkable Downtown today, a large inventory of smaller or lower-priced homes, minimal HOA involvement, less construction, or a location where most roads and surrounding land are already settled.

And I would think carefully about paying for amenities simply because Prosper communities are known for them.

The right neighborhood is the one where the amenities you use justify the HOA, the location justifies the commute and tolls, and the house still makes sense after taxes, insurance, and other recurring costs are included.

    Prosper can offer a lot.

It can also be an expensive place to discover that you paid for features, convenience, or future development that did not matter as much to you as you thought.

Buy the Prosper lifestyle you will actually use—not the one that photographs best in the brochure.

Prosper Real Estate Market & Home Search

Current Real Estate Market Highlights

What the Market Numbers
Can—and Can’t—Tell You

Active Listings show how much buyers have to choose from, but not whether those homes are truly comparable or desirable.

Pending Sales give us a more current look at buyer activity, but the final price and terms are not known until those transactions close.

Closed Sales show what actually made it to closing, but they look backward and may not reflect a market that is already changing.

Days on Market shows how quickly homes are finding buyers, but not why one sold quickly while another sat. Was it price, condition, location, presentation, or stronger competition?

Months of Inventory helps measure supply versus demand, but the balance can look very different from one neighborhood, price range, or property type to another.

List-to-Sale % shows how closely homes are selling to asking price—but how useful is that percentage if the asking price was unrealistic to begin with?

Looked at together, these numbers can help reveal whether inventory is building, buyer activity is changing, homes are taking longer to sell, or negotiating room may be shifting.

But they still cannot answer the questions that matter most to an individual decision:

Is this home priced correctly? Is it a good value? Does the broader market trend even apply to this property?

The takeaway is simple: use market statistics to understand the bigger picture, then narrow the comparison before using them to price a home, evaluate a listing, or negotiate an offer.

Want to know what the broader numbers may mean for a particular property? Cindy’s team can take a closer look.

Want to know what’s happening beyond the city limits?

Our monthly North Texas market update takes a deeper look at buyer activity, inventory, pending sales, and days on market across Collin, Denton, and Grayson counties—and breaks the numbers down by price range so you can see where the market is actually tightening or slowing.

What Could Your Home Really Sell For? — Comparative Market Analysis (CMA)

An online estimate gives you a number. A CMA helps test whether that number makes sense for your actual home.

We compare your property with the homes buyers are realistically choosing between, looking at condition, updates, lot, layout, location, school assignment, current competition, and recent sales—not just square footage and ZIP code.

That can help you price more realistically, estimate proceeds, and decide whether repairs or improvements are worth making before you spend the money.

Sometimes the answer is to list now. Sometimes it is to prepare differently. And sometimes it may make more sense to wait.

See More Than the Public Listing—Custom Home Search

Public real estate sites show you the consumer-facing listing. We may be able to see additional MLS information and documents provided to agents, including disclosures, surveys, HOA documents, exclusions, offer instructions, pricing history, and agent remarks.

We build your search around what actually matters to you, then help investigate the properties that stand out—including questions that may not be obvious from the photos or description.

And through Keller Williams and agent relationships, we may also hear about coming-soon or other opportunities that are not yet broadly visible to the public.

The value is not another stream of listings. It is better information about which homes deserve your time.

Learn the Market Before You Need to Move—Neighborhood Market Watch

A Neighborhood Market Watch lets you follow the homes and market segment that matter to you before you are under pressure to make a decision.

For sellers, we can watch how comparable homes are pricing, selling, reducing, and responding to renovations. For buyers, we can track what your budget actually buys, which homes move quickly, and which features appear to command a premium.

Over time, you begin to recognize what is normal—and what is not.

That perspective can help you spot a strong opportunity, question an apparent bargain, or decide whether preparing, buying, selling, or waiting makes the most sense.

“Barry was an absolute amazing realtor to work with. He helped my husband and I find a home with a very short timeline during the height of COVID and the tough market at the time, through a limited budget. Prosper vs. Nearby Cities:
Which One Fits You Best?

Frisco puts you closer to the action. Prosper gives you more separation from it.

If your week revolves around Frisco offices, restaurants, sports venues, entertainment, or the Tollway, living in Frisco may simply be easier. Prosper can make more sense if you want to stay close to those things without having them define the area around your home.

The question is not which city has more to do.

After a busy day, do you want to still be in the middle of the activity—or feel like you have left more of it behind?

This comparison may have less to do with the house and more to do with what feels like “your town.”

Celina's Downtown Square, markets, festivals, and community events give it a more visible town-center identity.

Prosper feels more residential and neighborhood-driven. For many buyers, daily life is more likely to revolve around home, schools, sports, parks, trails, and the surrounding community than around one central downtown.

If you like the idea of knowing where the town gathers, Celina may speak to you differently.

If you mostly want a well-connected residential setting close to Frisco, Prosper may fit better.

This is where I would stop comparing amenities and start comparing the homes and neighborhoods themselves.

McKinney gives you much more housing variety: historic areas, older established neighborhoods, mature subdivisions, large master-planned communities, and newer construction farther north.

Prosper is much more heavily weighted toward newer suburban development and master-planned communities.

That can make Prosper appealing if you already know you want newer construction and a more consistent neighborhood style.

But ask yourself: are you choosing Prosper because that housing style genuinely fits you—or because the newer finishes are easier to fall in love with during a showing?

An older McKinney home with the right lot, trees, location, or neighborhood may still be the better long-term fit.

Would the lake actually change your weekends?

That is the comparison.

Little Elm gives you public lakefront recreation, a beach, trails, and direct access to a lifestyle Prosper cannot really duplicate.

Prosper gives you an inland suburban setting where recreation is more likely to revolve around parks, trails, sports, neighborhood amenities, and time at home.

If you already boat, fish, swim, or regularly spend time near the water, Little Elm deserves serious consideration.

If not, do not choose a lake-oriented location for a lifestyle you only imagine yourself having.
